Q: A Building Supervisor has inspected my property, what happens next?
A: After the inspection, we provide your insurance company with specific documentation based on
our attendance and the damages from the claimed event. Your insurer reviews the documentation
and makes a claim determination.
Q: I have received a building contract. What do I need to do?
A: Review the scope of works outlining the approved repairs. Sign the last page of the contract and
return it to the address provided. You will also need to pay your policy excess before works can
commence. Payment options include cheque, direct deposit (details provided with your scope of
works), or credit card.
Q: What if there is additional damage not included in my scope of works?
A: If you believe items were excluded, note them on the signed scope of works when returning it.
Your Building Supervisor can discuss these items, and if they are covered under your policy, we
will submit a variation to your insurer to include them.
Q: What is a Building Contract?
A: A building contract is a legal requirement for repairs to domestic properties valued at $3,300
(inclusive of GST) or more. It ensures compliance with Queensland legislation.
Q: What is Home Warranty Insurance?
A: Most residential building work in Queensland valued over $3,300 must be covered by home
warranty insurance. As part of the building process, the builder pays a premium to the Queensland
Building and Construction Commission (QBCC) to insure the construction. This cost is included in
your contract and paid before work begins.
Q: When will the repairs commence?
A: Repairs begin once all paperwork is signed and returned, and any applicable excess is paid.
Work orders are then issued to our trades, who will contact you to schedule a suitable time. We
actively manage the project to ensure repairs are completed as quickly as possible.
Q: Repairs have commenced. Who can I contact for updates or issues?
A: You can speak directly with your Building Supervisor. If you need contact details, call our office
on 07 3554 3704 and have your job reference number ready, if possible.
Q: What is the policy excess and who do I pay?
A: Your insurance policy may include a policy excess that must be paid before works commence.
We often collect this on behalf of your insurer. Payment details are provided on your invoice.
Q: Is Prime Building Australia a QBCC-licensed builder?
A: Yes. Prime Building Australia is a registered, licensed builder. Our QBCC licence number is
15061805.
Q: Do you have liability insurance?
A: Yes. We hold Public Liability Insurance cover up to $20 million.
Q: Why do I need to do maintenance work before insurance repairs commence?
A: Some works must be carried out by the homeowner to prevent a recurrence of damage.
Maintenance is generally not covered under an insurance policy.
Q: Will my home be left clean during repairs?
A: All trades are required to clean their own site rubbish at the end of each visit. Trades typically
use drop sheets to protect your property during the repair process.
